When buying property in Northern Cyprus, it is important to look beyond the price quoted by the developer or seller. Taxes and government fees add to the property price, while the terms of a particular project may include additional payments.

Some expenses are calculated at set rates. Others depend on the property, the contract terms and the buyer’s circumstances.

Our calculator provides a preliminary estimate of the main taxes and fees when buying a new property from a developer in Northern Cyprus, helping you assess a budget that includes these payments.

Calculate your property purchase taxes and fees

For new property bought directly from a developer in Northern Cyprus. Enter the property price before the calculated taxes.

Use spaces for thousands and a dot or comma for up to two decimal places, for example 150 000,50.

Main property purchase taxes in Northern Cyprus

A property purchase in Northern Cyprus can involve several separate government payments.

Taxes and government fees for a new property bought from a developer
Tax or feeWhat you need to know
VATApplies to certain property transactions. The calculator uses 5% of the property price for a new property bought from a developer. Check the contract for payment timing and terms; VAT is not automatically payable at key handover.
Registration payment (Stamp Duty + registration)Connected with the sale contract and its registration. The calculator uses one combined payment of 1% of the property price at contract registration. No separate 0.5% Stamp Duty is added. The amount and payment procedure follow the applicable rules.
Title Transfer FeeArises when ownership is transferred to the buyer. The calculator uses 3% of the property price, payable at title transfer. The applicable rate depends on the purchase circumstances and current legislation.
Purchase PermitCertain categories of buyers need permission to purchase property. The application process may involve additional government payments. This is an informational item: no unconfirmed amount is added to the calculation.

When assessing Northern Cyprus property buying costs, distinguish payments connected with signing the contract from those that may be needed when ownership is subsequently registered.

Additional property purchase costs

Alongside taxes and government fees, buying an apartment or house can involve costs for infrastructure, utility connections and property maintenance.

Unlike government taxes, these payments do not have a single cost that applies to every property.

Additional expenses excluded from the automatic calculation
Additional costWhat to check
Trafo — infrastructure paymentSome projects have separate charges for infrastructure and engineering systems. The amount and payment terms depend on the developer.
Maintenance — complex upkeepA fee for maintaining shared areas and infrastructure. Confirm the amount, payment frequency and which services are included.
Utility connectionsConnecting electricity, water and other services may involve additional payments. Check what is already included in the property price.
Legal servicesThe buyer may appoint an independent lawyer to check the documents and assist with the transaction. Fees are agreed individually.
Other developer paymentsIndividual projects may include additional contractual costs. Check the full list and terms before signing the contract.

These expenses are excluded from the automatic calculation because their amounts depend on the particular property, the developer’s terms and the buyer’s choices.

Check the full cost structure before buying

When comparing properties, consider the contract terms as well as the advertised price. Establish which taxes are already included, which are payable separately and what additional payments the developer requires.

Check payment dates separately. Some costs may arise when signing the contract; others at key handover or title registration. VAT payment arrangements, for example, can differ between developers.

A preliminary calculation helps you assess the main government payments. To determine the full budget for a particular property, also account for the developer’s terms and individual expenses.
